A large housing and retail tower, Spartan Heights, has recently joined the list of development proposals for downtown San Jose. This is a 23-story tower projected to include 316 residential units and 11,000 square feet of ground floor retail. The site is located at North Fourth and East St. John Street which offers easy walking distance to the future BART station, light rail, and to most of downtown as well as the university.

Currently, a Saratoga-based realty investor, Brent Lee, and San Jose-based development company Republic Urban are working together to gain approval for this project. “There is demand for more student housing and this is just a few blocks from San Jose State University,” said Konstantin Voronin, land acquisition director with Republic Urban. “It seems like San Jose State plans to continue growing.”

This development joins a growing list of projects in San Jose’s proposal queue. Some of which include Google’s transit-oriented village that would serve as a campus for 20,000 employees in downtown San Jose and Adobe’s downtown expansion where the San Jose-based tech giant plans to build a fourth tower to join its current 3-tower campus.

If the Spartan Heights project is approved by the city, Republic Urban believes that it will purchase the property by early 2020 and begin developing the site.
